We believe significant opportunities will exist for the foreseeable future to acquire properties with substantial built in equity that provide either near term gain through sale or predictable cash flow and long term gain through renting.
We focus on acquiring either bank owned, short sale, or other distressed properties. We then provide the rehab services as need be to prepare them for either sale or rent depending on our exit strategy. We can structure either a straight rental, a lease purchase, an owner financed purchase (subject to or wrap strategies) or numerous other creative methods to reach the desired end result – provide the tenant or buyer with a quality product and secure attractive hassle free returns for our investors.
Our criteria for buying are fairly stringent and includes:
- Located in the well respected North Fulton/South Forsyth/Cobb/Gwinnett school districts.
- Minimum 3 bedroom, 2 ½ bathroom with rent rates between $1000 and $1800 per month.
- Distressed sellers meaning either REO (bank owned) or approved short sale.
- After repaired value (ARV) in today’s market of less than $250,000.
- Purchase price plus rehab costs not to exceed 70% ARV ($175,000).
Our preferred method for investing is to fund LLC’s from various individuals or Individual Retirement Accounts (IRA) and purchase properties all cash. In so doing, the financial returns are more modest (although still significantly better than anywhere else you can invest secured funds. However, for those seeking higher returns, we would entertain a leveraged purchase from a well qualified buyer.
