More than anything else, a seller of real estate is in need of one critical thing – perspective! Sellers, as a rule, are unrealistic about the value of their own houses. They only see the positives. They don’t see the blemishes. They believe that they should realize value for individualized improvements. The reality is this – their house is worth what a buyer is willing to pay for it – nothing more and nothing less!!
The lesson to take away from that first paragraph is that your house is worth more to certain buyers and less to others depending on what they deem as important. The key, then, is to position your property in such a way as to be attractive to the vast majority of buyers. How you do that varies considerably based on numerous factors most importantly supply of houses in your specific market and the demand created by buyers. Yes, simply supply and demand. Add to that the local schools, churches, proximity of parks and shopping, time of year, access to major traffic arteries, condition of the property as compared to others in your price range, mortgage interest rates, and the list goes on and on. Can you afford to offer owner financing….are you willing to lease purchase…would you be open to a straight rental? All of these questions must be asked and answered BEFORE you decide on a price and list your house for sale.
The lesson to take away from the first and second paragraphs is that you, the owner and seller, need qualified unbiased help to position your house in such a way as to realize the most from your sale within the agreed upon time frame. You need someone who can ask the tough questions and guide you accordingly. Whoever you select to help you should, above all else, be willing and able to tell you the truth about your specific situation….to tell you what you NEED to hear and not what you WANT to hear just to secure the listing.
