We are not a “one size fits all” solution. After an extensive assessment of their unique situation, we propose a solution that meets their needs. Please review below our various service offerings.
In a situation where a selling or buying client needs to act quickly and needs the full attention and devotion of a broker, we offer our traditional model. This works well for those being transferred from or relocating to this area or 1st time home buyers. A fee is assessed as a percentage of the sales price with no retainer required.
Flat Fee Listing Service
In a situation where a seller has experience selling other property, is willing and able to perform some of the tasks of marketing, has sufficient time to sell, or simply cannot afford the traditional brokerage model, we offer our flat fee listing service. A small retainer fee is required to engage us to cover some of the costs of listing.
Buyer Rebate Service
In our wired, connected world, most buyers have taken on some of the responsibility of searching for their next home. This allows the broker to focus on preparing offers, negotiating transactions, and coordinating the critical contract to closing table phase. When this option is selected, our buyers receive a rebate after closing based on services rendered and commission collected from the seller.
Many of our clients are choosing to include income property as an integral part of their investment portfolios. We make this process painless by helping them define and execute their strategy including entry and multiple exits. We represent them on the purchase, provide any needed rehab services, locate and qualify a renter, and manage the property for them. We often reduce our fees in exchange for an equity stake in the investment.
Lease to buy/Alternative Financing
In a situation where a client cannot afford to buy or a seller is having difficulty selling, we assist them with alternative strategies such as lease to purchase or owner financing. In difficult credit markets where financing a home purchase is challenging, lease to own is a viable option. As a seller, a client may not need the equity out of their property and would prefer monthly income secured by a real estate asset. We have the expertise and required documentation to guide our clients through this process.
In a situation where a client simply needs a second opinion or some basic guidance when handling their own real estate transaction, we provide consulting services on a fee for service basis. This process would be similar to services provided by an accountant or attorney. Real estate practitioners possess a unique knowledge of their industry which qualifies them to offer valuable guidance and advice to a client. Services such as document review or contract negotiation would be examples of consulting services we provide.
