A significant value add that any experienced real estate broker brings to the table is a stable of qualified and trustworthy partners. In addition to the broker, who is the hub, there are numerous spokes to the transactional wheel.
When listing, often a prelist inspection or appraisal is warranted. Perhaps the property needs some sprucing up before listing and a professional stager is required. Or the house needs paint and carpet requiring licensed and bonded contractors to enter the picture. Perhaps the landscape needs some attention that the homeowner simply doesn’t have time to do themselves. Maybe the gutters need cleaned or the windows need washed.
When buying, the most critical piece of the entire puzzle is securing financing. A qualified mortgage consultant is worth their weight in gold in order to explain the various financing options of which there are many available. Perhaps the house in which the buyer has interest is in a flood zone and an insurance company must be contacted to determine the additional cost of flood insurance.
Once the property is under contract, a qualified attorney must be retained to provide clear title, secure mortgage payoffs, and work with the lender to prepare for the closing. A survey of the property may be required. Certainly a property inspection is a critical component to determine whether the seller needs to repair a few thing before closing. If so, the seller may need various contractors to help repair whatever has been agreed between the parties. And all of this needs to happen within 30 days or so which is no easy task!!
