They either have a family, or pets, or just like to have folks over for a cookout in the summer, all of which require a house with a yard. Some prefer to live near Roswell Area, Newtown, or Hembree Parks, or in Centennial, Chattahoochee, or Alpharetta’s high school district, or close to GA400 to minimize their commute, or North Point Mall as a convenience for shopping. Whatever their reason, they want to live in a well kept and updated house in a safe neighborhood that is close to good schools and their work. Many are accustomed to being homeowners but have been displaced as a result of job loss or other malady. We can structure either a straight rental, a lease purchase, an owner financed purchase (subject to or wrap strategies) or numerous other creative methods to reach the desired end result – provide the tenant/buyer with a quality product and secure attractive hassle free returns for our investors.
We currently manage rental properties located primarily in North Fulton and Cobb counties. Our criteria for buying are fairly stringent and includes:
Located in the well respected North Fulton/South Forsyth/Cobb/Gwinnett school districts.
Minimum 3 bedroom, 2 ½ bathroom with rent rates between $1000 and $1500 per month.
Distressed sellers meaning either REO, approved short sale, or probate.
After repaired value (ARV) in today’s market of less than $250,000.
Purchase price plus rehab costs not to exceed 80% ARV ($200,000) providing 20% instant equity.
Our process…
Our preferred method for investing is to fund LLC’s from various individuals or Individual Retirement Accounts (IRA) and purchase properties all cash. In so doing, the financial returns are more modest (although, in this market, still significantly better than anywhere else you can invest secured funds). However, for those seeking higher returns, we would entertain a leveraged purchase from a well qualified buyer. Whether you are buying a foreclosure, a short sale, a HUD home, or from an estate through probate, we have the complete tools and skill set to assure you of a pleasant, stress free experience.
