Atlanta Real Estate Investors:
Nabors Norris, has established the systems necessary to locate, assess, manage, and exit these properties. With the expiration of the government tax credits, burgeoning bank owned inventories, and the high demand for quality rentals, we believe significant opportunities will exist for the foreseeable future to acquire properties with substantial built in equity that provide predictable cash flow.
Real Estate Investing:
Investing in real estate is something nearly everyone has a desire to do. We all know that most of the true wealth in our country has been built by men and women investing in real estate. The challenge we all have is that there is no simple proven strategy to acquire property, rehabilitate as need be, locate a worthy tenant, and manage the property and the tenant on a day to day basis – until now!!
Today’s market for Real Estate Investments…
The truth is that everyone needs a place to call home. And most would much prefer a single family house to a condo or apartment. They either have a family, or pets, or just like to have folks over for a cookout in the summer, all of which require a house with a yard. Some prefer to live near Roswell Area, Newtown, or Hembree Parks, or in Centennial, Chattahoochee, or Alpharetta’s high school district, or close to GA400 to minimize their commute, or North Point Mall as a convenience for shopping. Whatever their reason, they want to live in a well kept and updated house in a safe neighborhood that is close to good schools and their work. Many are accustomed to being homeowners but have been displaced as a result of job loss or other malady. These folks make excellent tenants who may one day buy the house they are living in and renting from you (see our free report on Lease Purchase and Alternative Financing).
Our focus to maximize equity and minimize risk…
NaborsNorris focuses on acquiring either bank owned (see our Free Report on Buying Foreclosures a.k.a. REO), short sale (see out Free Report on Buying Short Sales), or probate properties. We then provide the rehab services as need be to prepare them for either sale or rent depending on our exit strategy. We can structure either a straight rental, a lease purchase, an owner financed purchase (subject to or wrap strategies) or numerous other creative methods to reach the desired end result – provide the tenant/buyer with a quality product and secure attractive hassle free returns for our investors.
We currently manage rental properties located primarily in North Fulton and Cobb counties. Our criteria for buying are fairly stringent and includes:
Located in the well respected North Fulton/South Forsyth/Cobb/Gwinnett school districts.
Minimum 3 bedroom, 2 ½ bathroom with rent rates between $1000 and $1500 per month.
Distressed sellers meaning either REO, approved short sale, or probate.
After repaired value (ARV) in today’s market of less than $250,000.
Purchase price plus rehab costs not to exceed 80% ARV ($200,000) providing 20% instant equity.
Our preferred method for investing is to fund LLC’s from various individuals or Individual Retirement Accounts (IRA) and purchase properties all cash. In so doing, the financial returns are more modest (although, in this market, still significantly better than anywhere else you can invest secured funds). However, for those seeking higher returns, we would entertain a leveraged purchase from a well qualified buyer. Whether you are buying a foreclosure, a short sale, a HUD home, or from an estate through probate, we have the complete tools and skill set to assure you of a pleasant, stress free experience.
Please allow us an opportunity to demonstrate to you how easy it can be to own residential income property without any of the hassles. We believe all portfolios should include some income property as a balance to the rest of their portfolio. We are currently hovering around the bottom in price with a high demand for rental, lease purchase, and other ownership alternatives which is why we believe it is the perfect storm – timing could not be better to include residential income property as a part of your portfolio.
